Position Details: 

 

Real Estate and Development Responsibilities:

  • Leads market development to achieve the AOP and LRP. Includes market planning, consulting, negotiating, and approving all corporate deals.
  • Leads all development of restaurants. This responsibility has a dedicated resource and will require increased cross-functional engagement and DRSC resources to bring projects to fruition (Restaurant Services, Design, Recruiting, IT and Finance)
  • Drives execution against the BIBIBOP’S market plan with targeted growth by ensuring market prioritization and asset strategy.  Leads and facilitates the timeline/ completion of real estate and reinvestment transactions by directing the efforts of others (Real Estate Directors, Real Estate Coordinator, Legal, Field Engineering., Operations, Franchise Development), and serves as the primary point of contact between the Field and Corporate.
  • Ensures compliance of BIBIBOP’S Development activity with all related processes and policies.

Construction Responsibilities:

  • Oversees and Supervises Construction leadership in Planning and Development: Oversee the planning and development process of new store openings and remodels, ensuring all projects are completed on time and within budget
  • Construction Lifecycle Management: Effectively lead the construction lifecycle, implementing process improvements to achieve company goals
  • Cost and Speed Optimization: Creatively lower the cost and speed of construction projects while establishing a cadence to valiate pricing and/or value engineer costs of construction without sacrificing the brand image.
  • Oversees construction team in Pre-Construction Planning: Coordinate pre-construction planning with the design team, Construction Managers, and brand partners
  • Deadline Management: Create and manage deadlines for all construction projects, ensuring timely completion and accountability to hitting deadlines.
  • Vendor Management: Develop a network of regional contractors and design partners with clear performance metrics and accountability

 

Team Responsibilities:

  • Partnerships: Collaborate with brand partners and C-suite executives to establish and maintain agreed upon business objectives, maintain brand standards, and ensure speed to market
  • Cross-Functional Collaboration: Partner with architects, design, real estate, and operations teams to provide insight and direction on growth-related decisions and strategies
  • Continuous Improvement: Drive consistent improvement in team members through open communication, education, and strong organizational skills
  • Stakeholder Relationships: Build relationships with internal and external stakeholders, ensuring effective communication and collaboration
  • Strategic Planning: Work with executive leadership to develop long-term plans for the organization around the growth and development of construction
  • Field Program Implementation: Partner with support center leaders to implement new field programs and ensure effective execution
  • Consistency Across Regions: Collaborate with operations directors and other construction directors to maintain consistency across regions
  • Team Development: Build and develop teams that support company culture and uphold the standards and reputation of our brands


Qualifications

  • Demonstrated knowledge/skill in market planning and implementation for various restaurant/retail locations ranging from freestanding, in-line, and end cap locations. This includes vast experience in site selection, trade area analysis, real estate contract negotiation, construction management, facilities management, and asset strategy. Experience in Corporately owned, multi-unit restaurant/industry preferred.  Franchise real estate experience is welcome.
  • Possesses and can demonstrate experience in leading construction and facilities maintenance leadership and personnel. 
  • Minimum 10 years of experience in a corporate real estate environment and 5 years of experience leading team efforts. Proven track record in leading field-based teams and driving results via creative thinking and problem solving to achieve results.
  • Extensive knowledge of a fast-paced real estate development process including established broker network, national firm relationships, broker management, negotiation, real estate contracts, demographic analysis, financial analysis, site plans and zoning.
  • Is able to source the appropriate resources in effective site selection, including leveraging real estate models and software that assist in successful site selection
  • Proficiency in MS Office, with advanced Excel and PowerPoint skills, Knowledge of GIS analytics, Oracle, real estate related tools are a plus.
  • Strong influence and negotiation skills with the ability to communicate with Senior Leadership. Clear and effective communication across all media with people at various levels, internal and external.
  • Possess strong presentation skill and will be required to make credible recommendations on site selection providing all the related key KPI’s that are predictors of an excellent site.
